福岡リアルティの最大の特徴は何ですか?
The most distinctive characteristic of Fukuoka Realty is that it is a “region-specific” asset management company engaged in the management of a real estate investment trust. Not only does it handle blue-chip properties in the Fukuoka and Kyushu areas, but it also enjoys the sponsorship of Kyushu Electric Power Co., Inc., Fukuoka Jisho Co., Ltd. and other companies representing the region’s business circles. In addition, most of the staff of Fukuoka Realty are from Kyushu. Real estate is a local business by nature and properties in the region are best understood by the locals. That is why it is most assuring if those having full knowledge of the area conduct the asset management. Our belief is that we can provide investors with better investment performance only when we work and strive in the areas where we have the strongest advantage.
その特徴は、投資家にとってどんなメリットがあるのですか?
A differential feature is our capability to collect information thanks to our closeness to the region and community. Our strong networks enable us to grasp property information, location characteristics, tenant information, etc. ahead of others and reflect such details in our asset management. Another advantage we offer investors is an investment diversification, as we provide opportunities for them to invest in Fukuoka and Kyushu areas, aside from the Tokyo metropolitan area.
どんな物件を運用していく方針ですか。今後の方向性は?
Our main targets are set on such assets as excellent retail properties and office buildings. We focus our endeavors on retail properties that are rich in design and entertainment offerings and have strong competitiveness, as represented by Canal City Hakata, in pursuit of generating stable rental revenues. We started with properties provided by the sponsors. Going forward, however, we intend to broadly look for properties available in the market, including new development projects by Fukuoka Jisho Co., Ltd. and other local developers, in order to enhance the portfolio. Moreover, we also intend to manage headquarters, branches, sales offices and logistics facilities of local operating companies, etc., in a way closely connected to the local economy.

福岡・九州の良さは何ですか。社長はどんな思い入れがあるのでしょう?
Kyushu is a large economic sphere with high growth potential and vitality. It represents not only a major base of such strategic and advanced industries as automobiles, semiconductors and robotics, but also a large consumption market. In particular, Fukuoka is very active with a growing population. Moreover, it is abundant in nature despite being a metropolis, and is highly regarded as a “livable city” in Asia. Nevertheless, real estate properties located in this area have been underestimated to date, as they have not been fairly represented and explained to capital markets. This is why we want to introduce this market to investors through blue-chip properties in this region, giving support to their investments. In this respect, we serve as “salespersons of the Fukuoka and Kyushu areas.”
We want to contribute to the vitalization of the real estate market by investing in a variety of properties in the Fukuoka and Kyushu areas. This should also have a positive impact on the regional economy. We keep this ambition in mind as we manage assets, and hope to achieve our own growth as well as the growth of Fukuoka REIT Corporation.

福岡の成長性をどう考えていますか?
Fukuoka is indeed a “commercial city” as it serves as the center of commerce in Kyushu. People move around, goods move around, and transactions are actively conducted. Moreover, despite stumbling population growth poses a problem to the entire country, the Fukuoka urban area continues to receive an inflow of population centering on young generations, and is expected to have population growth. This is a good indication of the attractiveness of the city of Fukuoka. It is expected that the people flowing into Fukuoka will expand consumption to enable overall further growth of the city.

「Act Local, Think Global」をモットーに掲げていますが、「地域特化型」との関係は?
Act Local” represents our major strength, meaning that we take root in the region and make the most of our knowledge and know-how of the region in managing assets. “Think Global” embodies the fact that, as we work in the real estate and capital markets, we need to keep an eye on the moves of all of Japan and the World, understand global standard investment theories and the trends in the capital markets, and apply what we learn to our asset management. In this respect, Fukuoka Realty has abundant human resources including those who have studied abroad or who have worked at large financial institutions. In short, the motto represents that, as we conduct the real estate business which is a local business by nature, we operate and manage properties with global thinking and knowledge. We hope to serve investors as their best partner, by executing our missions based on the two-tier approach of Act Local and Think Global.
